Site Surveys: Risks, Obligations, and Benefits

As part of a planned development or redesign of land, legacies from previous use are often encountered. In addition to contaminated sites, this also includes older existing buildings. Some older buildings have contaminated building components that pose a health and environmental risk. On the basis of a building inspection and the examination of suspicious building materials, the ICP compiles a building pollutant register in which the findings are presented and assessed on the basis of their pollutant potential. Pollutant registers form the basis for the safe removal (protection of workers and the environment) and proper disposal (Recycling Management Act) of contaminated building materials. As these are subject to strict legal requirements, ICP plans and supervises demolition/remediation projects as a site manager or specialised site manager.

Advantages of the pollutant register

  • Calculation of dismantling, refurbishment and disposal costs
  • Work steps can be planned, time required
  • Cost minimisation
  • Safeguarding building users, workers and the environment

The main building pollutants include

Asbestos

  • Plasters, levelling compounds and adhesives
  • Roof and façade panels
  • Floor coverings
  • Components in installations (brake pads and seals)

KMF (artificial mineral fibres)

  • Insulating wool in roof insulation
  • Insulating wool in pipe insulation
  • Tile adhesives

PAHs (polycyclic aromatic hydrocarbons)

  • Roofing felt
  • Glue
  • Pipe insulation

PCB (polychlorinated biphenyls)

  • Seals
  • Capacitors
  • Wood preservative

Investigation and assessment of the pollutant loads by specialised experts

The creation of a pollutant register is carried out by qualified experts with many years of experience. They have the necessary certificates (e.g. expertise for asbestos in accordance with TRGS 519, expertise for working in contaminated areas in accordance with TRGS 524) and keep up to date by regularly attending further training and courses.

Examples of our services in the context of building pollutant catalysing:

  • Historical survey
  • Building inspection and sampling of building components suspected of being contaminated by qualified experts (from individual findings to complete cadastre)
  • Creation of a pollutant register with a history of use of the building, information on the construction of the building and all relevant components, details of technical installations, description and risk assessment of suspicious findings, information on remediation and occupational safety, details on disposal and quantities. The report is illustrated by site plans, sampling protocols and photo documentation.
  • Preparation of remediation, dismantling and disposal concept
  • Carrying out control and clearance measurements
  • Service specifications for the tender
  • (Specialist) construction management
  • Monitoring, documentation and consulting
